  1. Research! Research early and often.  What is the market like, can I afford to buy, should I buy?  If I buy what type of house, how much square feet will I need?   There are plenty of questions that you can answer on your own but should you need my help I'm here for you.
     

  2. What can you afford? There are a number of things to consider here?  If your renting you are already paying a mortgage --- It just happens to be your landlords!    When buying, your mortgage officer is the best resource to determine what you can afford.   There are some upfront things to consider such as how much down payment will you need.  In some cases it's zero (VA Loan for instance) and upwards.  Again, your mortgage officer is your best friend and I happen to know a few I'd be happy to recommend. 
     

  3. Get prequalified.   The same friendly mortgage officer will get you prequalified for your purchase. 
     

  4. Find the right Real Estate Agent.   Of course, I'm a little bias here and highly recommend myself.  I really like myself and you will too!   All kidding aside, your realtor and you are a team and must work together.  If you interview me and don't feel like we can work together I'd be happy to recommend someone.  
     

  5. Start the search.   You can search one of the number one real estate web sites above at "Find my next home".   Alternatively, your realtor can set you up with a customized daily listing to your email based on specific criteria you specify such as location, size, schools etc.  
     

  6. Lets start looking!  As fun as it is to view homes online the real test comes with the one on one visits.  As your Realtor, I do all the leg work.  I work with you to determine the best times to see your potential new home and coordinate with listing agents to make it happen.  
     

  7. Making an offer.   Once you have found the perfect home then comes commitment.  I assist you in determining the best offer.  Once you have found the price you wish to offer, I put together the offer and once signed I present it to the sellers agent.  If the offer is accepted then we move forward, otherwise we either modify the offer or move back to the searching stage.
     

  8. Inspections.  There are multiple of inspections to complete including home inspection, termite/moisture, walk-thru etc.  Not to worry I help get these lined up and completed.  
     

  9.  Completing financial matters.  Behind the scene are a number of things going on to include getting the appraisal, underwriting process etc.   Your mortgage officer will be working with you throughout the process to ensure this goes smoothly.
     

  10. Closing!!!!!   The day finally comes when you sign for your new loan and get the keys.    From the day you sign the contract to closing is typically 45 days.   We need this time to get all inspections and loan paperwork completed.   As with everything else, I'm sitting at your side throughout the entire process.  You can count on me to work hard for you to ensure a positive, stress free experience.
