--REASONS--

The real-estate agent is often the first reason a house does or doesn’t sell.  

Did you know there is a difference between a real-estate agent and a Realtor®️?  Realtors belong to the National Association of Realtors and as such we are bound to higher standards through 17 Articles.  These articles guide our treatment of clients, customers as well our fellow realtors.  

As a realtor I have a fiduciary duty to my sellers.  As such I devote myself to my clients needs.  As a realtor, I accomplish my duties through aggressive marketing (print, social media and internally within my company).  I maintain constant and open communications with my clients and ensure you are aware of the process at all times.  I make myself available to you for your immediate questions or concerns.  Additionally, as a realtor I must guide the process along and ensure a smooth transaction.  To that end I’m present at every inspection or appraisal to represent your interest.  

There are many things a Realtor should do and I do my very best to ensure your trust is earned not assumed.

NUMBER 1 - REAL ESTATE AGENT

Price does matter - A LOT!  

An overpriced home will sit and become stale.  The longer it sits the lower the eventual offers will be.    

As your realtor, I complete comprehensive market analysis of your homes value.  We sit down and look at everything sold in the last 6 months that is similar to your home in your neighborhood.  We look at each one carefully and compare that too yours.  We then compare your market position to that of other homes being sold.  In the end we work together to determine a price that will maximize your asking price while getting your home sold in the least amount of time.  

Of course I don’t have a crystal ball, so we discuss early on the price reduction strategy and when those benchmarks are met we meet again.   We redo our market analysis to confirm the need to reduce the price if the market is telling us it’s necessary.     

These conversations are never easy but my pledge of open and honest communications demand them.

The terms of the deal can make or break your sale!    

Ever get to the store, pick out the perfect item just to learn the deal you thought you were going to get isn’t really the deal you were hoping for?   Same thing for potential buyers.     

As your realtor, I guide you through the process of placing the most favorable terms on your sell.    Do you really need to buy your next home before you sell this one?  Are you willing to pay buyers closing cost?  Are you emotionally attached to your washer and dryer?   Should we agree to fix everything on the property inspection?  

Decisions are hard, I’ll help explain the pro’s and con’s of your terms.

NUMBER 4 - MARKETTING

I’m proud to say that I work for the Number 1 realty company in Hampton Roads.  Rose and Womble Realty had sold 1.2 billion dollars in homes (like yours) in 2015.  Rose and Womble remains number 1 through aggressive marketing.  The Rose and Womble website has 150 thousand visits and over 1.3 million pages viewed per month. Additionally, your home is featured on all major home search websites and is marketed within our in-house network of agents for even more visibility.              

With the backing of Rose and Womble marketing department, as your Realtor I go above and beyond.  I develop high captivating videos, quality “just listed” postcards, open house flyers, host open house events and advertise heavily on social media conducting targeted advertisement to buyers who are most likely to buy your home.    

With the right price and terms my marketing plan will cause your home to SELL.

NUMBER 5 - CONDITION

Did you know the buyer of your home starts their opinion the moment they arrive?    

Just like making a positive first impression during your interview, your home must be dressed for success.       

As your realtor, I believe in guiding you to a quick sale by providing that critical outside opinion.  I provide landscaping tips, interior design elements and critical staging tips.  If specific home items are in disrepair or broken I help prioritize which items should be accomplished first.   

Like pricing, these conversations can be tough; however, as your realtor it’s important that I speak open and honest at all times.

NUMBER 6 - LOCATION

Ever try to move a boulder?   Like a boulder your house is where it is and not likely to move anytime soon.        

Sometimes homes are not located in ideal locations such as on a road that is being expanded.  As your realtor, I can still help by doing everything I’ve previously discussed. Marketing, pricing and condition of the property can help you overcome any shortcomings the location of your home may have.
