  1. Determine how much will your house sell for? A quick and easy way is provided above @ "How Much Is My Home Worth?".   Submit the required information and I will work up an estimated price of your home using accurate and timely data.  This type of estimate is limited however and a more accurate estimate can only be determined during an in-home visit.  
     

  2. Prepare you home for sell.  As with everything in life, the more you put into an effort the more you can get out.  So is the case with preparing you home.  There a number of things that can be done including great landscaping, staging of your home, painting and general repairs.  I'm happy to provide you with any recommendations. 
     

  3. Listing.   Once you have decided on the right price and prepared your home for sale we can list it.  The process is fairly straightforward and I will answer all the questions you might have.   
     

  4. Photographs/Advertising.   I provide professional quality photographs and go over a comprehensive 90 day marketing plan to get your home sold.  This starts with inputting your home in the multiple listing service.  I take pride in how I describe your home and carefully craft the listing to showcase your homes best features.  
     

  5. Showings.   In order to sell your home we must show your home.   I coordinate with you to allow access to your home for potential buyers.  A key lockbox is placed on your home which allows agents access to you home.  I go over all the safety procedures set into the lockbox to prevent unauthorized access.  
     

  6. Review/Accept Offers.  Once an offer is presented I go over the offer with you and provide detailed recommendations as to whether the off should be accepted or modified.  
     

  7. Inspections.   There a number of inspections that take place to include home inspection, termite/moisture and appraisal.  I walk you thru each of and provide guidance every step of the way.  
     

  8.  Completing financial matters.  Behind the scene on the buyers side are a number of things going on to include getting the appraisal, underwriting process etc.   I work with the buyers lender to ensure that everything is going smoothly and on time. 
     

  9. Walk-thru - Usually the day before, the agent representing the buyer completes a final walk-thru with the buyers to ensure that all the agreed upon repairs are completed.  
     

  10. Closing!!!!!   The day finally comes when your home is sold.  From the day you sign the purchase contract agreeing to sell your home to closing is typically 45 days.   We need this time to get all inspections and loan paperwork completed. As with everything else, I'm sitting at your side throughout the entire process.  You can count on me to work hard for you to ensure a positive, stress free experience.
